Terms and Conditions

1 – Bookings and payments

The reservation will be accompanied by the payment of 50% of the amount of the stay and implies the acceptance of the terms and conditions described here.

The remaining amount will be paid 72 hours before arrival on the card provided as a guarantee. If you wish to make the outstanding payment in cash, this will take place on arrival at the accommodation.

Once you have made your booking, you will receive an email confirming the details of your stay: location, arrival and departure date, number of guests and rooms.

To make a reservation with us, the main guest must be at least 18 years old. The maximum number of guests accommodated per room is illustrated in the room occupancy details on the website. Where the person making the booking is different from the main guest assuming occupancy, the person making the booking may be held liable for cancellation, non-arrival and damage caused.

a) Methods of payment

Payment by VISA or MasterCard debit or credit card is accepted. Card details are required as a guarantee at the time of booking in order for the reservation to be considered valid.

b) VAT

All prices shown on our website include the legally applicable VAT (Value Added Tax) at all times.

c) Children

Accommodation for children up to 2 years old is free of charge. If you would like a cot, please check availability and supplement at the time of booking.

Children over 2 years old are charged a supplement for their accommodation and use of the sofa bed. Only persons under 16 years of age are considered to be children.

d) Pets

Domestic pets are allowed in some flats, as long as they do not exceed 7 kilos and subject to availability. If you wish to travel with your pet, you should check the availability of the flats and the corresponding supplement before making your reservation.

The weight limitation for pets does not apply if the pet is a guide or assistance dog.

e) Smoking

Smoking is not permitted inside the flats or on the premises and facilities of the establishment.

f) Guests

It is strictly forbidden to occupy the facilities by more guests than are registered on the reservation. If the establishment becomes aware of this situation, it will charge the corresponding financial difference and evict the occupants.

2 – Booking cancellation policy

For any kind of modification in the dates of your reservation, number of guests, type of flat booked or cancellation of the same, you must notify us at least 7 days before the date of arrival. Otherwise, the establishment will charge 100% of the total amount of your reservation.

Cancellations are free of charge if made more than 7 days before the arrival date. These will involve the reimbursement of the 50% paid at the time of booking at no additional cost to the customer.

Similarly, the accommodation is not responsible in cases where the guest must leave the accommodation before the date set for departure, being charged the full amount of the stay without refund of the days not enjoyed, as well as in cases where the guest does not show up at the accommodation to enjoy their reservation.

If we have to change or cancel your booking

We do not expect to have to make any changes to your reservation. This is only limited to cases of force majeure and, if necessary, to carry out or complete essential repair or renovation work, or for other reasons unforeseen at the time you made your booking and beyond our reasonable control.

We also reserve the right to cancel any booking without compensation or refund if the terms of these conditions are breached.

3 – Damages and liabilities

We reserve the right to charge the main guest for any damage caused during their stay by any member of the booking party. This includes breakages, spills, stains, damage to furniture, fittings or the building itself.

The loss of the flat’s electric key will incur an additional supplement of 45 EUR corresponding to the cost of its replacement.

The accommodation cannot be held responsible for breakdowns due to unforeseen circumstances and force majeure that may arise in relation to water, electricity and Internet.

4 – Arrivals / Departures

Arrivals: check-in time is from 16:00h.

Departures: Departure must be before 12:00 noon.

The possibility of check-in and check-out outside the above-mentioned times is subject to availability and possible additional supplement. In these cases, you should consult directly with the accommodation.

5 – Cleaning

RSB Apartments guarantees optimal hygienic conditions in all its facilities.

RSB Apartments guarantees the optimal hygienic conditions of all its facilities, a complete cleaning and disinfection before arrival and after departure, as well as a daily cleaning.

Stays of more than 4 nights include a change of bed linen and towels. However, in the interest of environmental conservation, we kindly ask you to inform us if you do not consider it necessary to replace them.

6 – Courtesy to others

In order to respect the rest and well-being of all our guests, parties, noise and loud music are forbidden after 22:00h in all the indoor and outdoor facilities of the establishment.

We reserve the right to cancel a booking with immediate effect if guests do not comply with this agreement or if they cause a nuisance to other guests, neighbours or owners.

7 – WiFi – Usage policy

Where WiFi Internet access is provided, guests agree to use this Internet access in a fair and appropriate manner.

Internet access is intended for general use (access to email, messaging, social networking, video/music/light media streaming, etc.). It is not designed or ideal for heavy media streaming, online gaming, extensive downloads/uploads. Accessing illegal activities or using our network for illegal activities is prohibited and will be reported to local authorities.

8 – Our access rights

In addition to the cleaning, care and management team of the establishment, the external maintenance team may access your room in the event of an incident in the facilities, follow up on a complaint that you have made and carry out the necessary checks, always in the interests of preserving the correct functioning of all the equipment. If this happens we will do our best to inform you in advance of the date and time we will need access.

9 – Our right to evict

We may terminate our contract with you and ask you to leave your accommodation immediately (without paying you any compensation) if:

– we believe that you or your company has committed a breach of the terms and conditions described herein;

– we believe that your or your company’s behaviour puts the safety of our visitors or staff at risk;

– complaints are made about antisocial or unacceptable behaviour against you or your company;

– you or your company cause irreparable damage to property or its contents; or

– exceeds the maximum occupancy limit of your accommodation.

10 – Events beyond our control

We shall not be liable for any failure to comply with our obligations under these terms and conditions caused by an event beyond our control.

An event beyond our control means any act or event beyond our reasonable control, including, without limitation, fire, explosion, storm, flood, earthquake, subsidence, epidemic or other natural disaster, strikes or industrial action by others, terrorist attack or threat of terrorist attack, war or threat of war, civil commotion, riot, invasion or failure of public or private telecommunications networks.

11 – Miscellaneous

Guests shall not use the flats and facilities for commercial purposes or any other purpose other than the essence of the service provided by the accommodation and for which it is intended.

13 – Legislation

These General Terms and Conditions are governed by Spanish law and the exclusive jurisdiction of the Spanish courts.

If any clause included in these General Conditions is declared totally or partially null or ineffective, such nullity or ineffectiveness shall only affect such provision or the part thereof that is null or ineffective, and these General Conditions shall remain in force in all other respects and such provision shall be considered totally or partially as not included.

Likewise, these terms and conditions are subject to any other provision, regulation or law that is directly or indirectly applicable to them.
